By making a reservation at the Property, Guest agrees that Guest and Guest’s party will abide by these Rules and Regulations, as well as any other Rules and Regulations posted in the Guidebook or on the Property.
The Guest understands and agrees that the OWNER and/or OWNER’s Agent of the Property are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. Guest specifically indemnifies and holds the OWNER and OWNER’s Agent harmless from any liability. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. If all guests on this reservation do not personally sign this waiver of liability, then the primary renter accepts liability for all guests and hereby waives any OWNER or OWNER Agent liability on their behalf.
OWNERs have locked closets for their personal possessions and extras for the rental. These closets are private and are not to be opened by tenants or guests under any Circumstances.
Access to the Property will be available at Four O’clock (4:00PM), the starting day of your rental. Guest will be given a code for the keypad on the door, for private access to the residence. The code will be provided to you Forty-Eight (48) hours before check in.
People other than those in the Guest party set forth in the Rental Agreement may not stay overnight in the Property. The Property shall not be used for gatherings of any kind for anyone other than registered Guests (i.e., dinner parties, weddings, etc.) without advance express written permission of the OWNER.
The Property is family friendly and welcomes well-behaved children who are respectful of the Property. Parents hereby agree to supervise their children both indoors and outdoors.
Guest shall place trash in plastic bags and transfer trash to the outdoor trash receptacles located on the Property. Due to wildlife activity, it is imperative that Guest ensures to close the outdoor trash receptacles after depositing bagged trash.
The septic system is very effective; however, it will clog if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. Please use only the toilet tissue that is provided. If there is a clog in the system, Guest will be charged damages accordingly.
OWNER cannot refund anything due to storm projections or power outages caused by inclement weather. Travel insurance is recommended.
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to Check-in.
No refunds will be given for storms or other acts of god.
No pets are permitted at the Property at any time, not even visiting pets, inside or outside.
Cancellation of reservation without refund will be enforced. Guests will be asked to leave. No exceptions!
Smoking is NOT allowed inside the Property. If guest chooses to smoke outside, please find a place outside of the residence and deposit butts and embers in an ash tray to prevent littering or fires. Do not throw cigarette butts on the ground.
Guest agrees that there will be no illegal activities on the premises, including but not limited to, possession, serving, consumption of alcoholic beverages by anyone under the age of Twenty-One (21), or the possession or use of any illegal drugs. Additionally, Guest accepts full responsibility and liability and hereby indemnifies OWNER and/or OWNER’s Agents for anything that happens in reference to Guest and/or Guest’s party partaking of any alcoholic beverages or drugs on the Property.
Guest agrees that unless otherwise given permission through a written agreement between the OWNER, mail pieces, including parcels, are prohibited from being delivered to the Property.
Fireworks and sparklers are not permitted at the Property at any time.
Parking is available on the street, unless otherwise posted, and on the driveway of the Property. No boats, RVs, or trailers are allowed. Failure to comply with parking rules may result in removal of the vehicle.
Do not hang or attach anything from the balcony railing (front or back). Do not feed birds from the balconies. This poses a health risk to the other guests. Guest acknowledges that the Property may consist of multiple balconies. Guest should use care when utilizing the balconies, rooftops, and stairs. OWNER and OWNER’s Agent shall have no liability for damages or injury to guest or guests resulting from use of the balconies, rooftops, and stairs. BY ORDINANCE OF THE FIRE DEPARTMENT, OPERATING GAS OR CHARCOAL GRILLS ON THE BALCONIES IS NOT ALLOWED!
If the Unit has a hot tub, Guest shall replace the hot tub cover after every use in order to prevent damages to the Property and/ or injuries to Guest. Further, if applicable, Guest agrees to lock door to the pool room when pool is not in use.
The guest shall not have any dangerous or flammable items on the Property or anything that might be explosive in nature that might
unreasonably increase the danger of fire or explosion on the premises or that might be considered as a hazardous material by an insurance company (including propane). Firearms are not permitted on the Premises.
OWNER will not store any property left behind by Guest. Personal property of the Guest left after check-out will be considered trash and removed by cleaners to prepare the residence for new Guests. Guest authorizes Security Deposit deduction for any expense with such removal or return to Guest. Reasonable effort will be made to reunite valuable items to Guests found by cleaners or another guest, but no guarantee can be made.
